Why we are against this development
This development fails the pub test and quite a few others!

Here are just some of the reasons:

-
Destruction of habitat for flora and fauna
-
Loss of connectivity of green space and habitat
-
More traffic on Myall Road and in back streets of Cardiff
-
More vehicle noise including from the roundabout
-
There is no real offset being offered by the developer, it is within the existing envelope
-
The long term effect on the so called to be protected areas will be damaged and diminished as well as having more pressure on them.
-
There has been scant regard to the dangers of the mine shafts in the area, over 70 of them.
-
There has been little to no discussion with Aboriginal groups
-
There will be an impact upon the Aboriginal Hostel
-
There is no community benefit from this development other than the benefit we all want of more and better housing stock, but it has to be in the right locations without the negative impacts this location will have for the enviroment, the existing residents and users of Myall road area.
-
There are no additional infrastructure benefits other than roads, drains and footpaths. No additional parks, playgrounds or other facilities, none, nil. It is all about yield of lots for the developer.
-
There is no guarantee that the number of units of housing will not be doubled or tripled as under Lake Macquarie Council you can have a secondary dwelling built on your land without even having to lodge a DA when it is a complying development like a granny flat. And they are proposing 3 super lots of higher density.
-
Community consultation has been underdone, one effort included an A4 sheet of paper stapled to a single tree. Lake Macquarie Council has not called for or facilitated 1 single meeting about this development with the community.
-
Council has rolled over to the NSW government and will continue to foot the bill for various aspects of this poor development forever.
-
Some testing of shaft sites included poking a hand held stick at the ground.
-
The Powerful Owl needs to hunt over an area where it can find possums to eat, it needs places like this that have connections to Blackbutt and Charlestown Golf Course areas through to the south and west to find food.
-
The black eyed susan flower found in this bush is listed at NSW level and Federally as vulnerable, but this development will destroy it.
